Comprehensive Property Management
Our experienced Property Management department looks after hundreds of properties across Dublin and internationally, relieving landlords of the day-to-day responsibility. We vet every contractor thoroughly, so your tenants and your property receive the professional care both deserve, at a competitive price.
On-Going Communication
We keep you updated on check-ins, check-outs, vacancies, maintenance, inspections and financial reports, wherever in the world you are. Our team is always on hand to answer your questions and help you get the best return on your investment.
Marketing & Advertising
Every vacant day costs you money, so we market fast: your property is listed on Ireland’s largest property sites, with a “To Let” board if required. Before advertising, we advise on a competitive rent based on RTB and RPZ rules, and on getting your property rent-ready.
Tenant Screening & Selection
Every application is evaluated on credit, criminal and sex offender checks, employment verification and rental history, in full compliance with the law. Once a qualified tenant is approved, we complete the lease along with a move-in condition report and photo inventory.
Long & Short Term Leasing
We manage the full lease signing with a professionally prepared, licensed agreement, collecting rent, deposits and fees into your property account. Tenants also receive a full-colour check-in inventory, used to accurately assess any changes in the property’s condition when they move out.
Timely Rent Collection
Rent is collected every month and deposited into your account promptly, with tenants set up on standing order for on-time payment. Our process is professional but firm, and treating every tenant fairly helps ensure timely payments and better care for your property.
Regular Inspections
We carry out move-in, periodic and move-out inspections of your property, inside and out, to confirm tenants are complying with their lease. Documentation and photographs help identify maintenance needs early and support resolving any tenancy disputes that arise.
Cost-Effective Maintenance
Our online tenant repair system lets tenants report issues easily, with simple video guides for common fixes, translated into 42 languages. Backed by an extensive network of vetted Dublin contractors and our own in-house staff, we keep repairs professional, timely and cost-effective.
Tenant Disputes
Our staff are well versed in the Residential Tenancies Act and landlord and tenant law. If a tenant breaches the lease, we act quickly to protect your interests and get the property let again as soon as possible.
Comprehensive Accounting
A centralised accounting system tracks your income and expenses, backed by itemised statements and tax documentation. You’ll have portal access to your account, contractor invoices and yearly financial reports, for a fully transparent service.
